We use a 4 step approach to staging vacant properties.
Evaluation
Every home has unique characteristics to highlight. We do not follow a "one stage configuration fits all approach" with our stages so the evaluation phase is conducted at your property.
We use our design matters as a guide during our visit to get a feel for the inside and outside of the house as well as the neighborhood.
There is no charge for this phase and it typically lasts about 1 hour
Design
During the design phase we use information gathered from the evaluation phase to create a staging package consisting of the services and furniture/furnishings rental that will bring out the best qualities of your property and align with the lifestyle of the most likely buyers.
Staging packages range from complete staging every main room in the house to more simple vignettes depending on what we feel will be best for your property and what fits within your budget. We can also use our partners to help with other activities in staging a house like cleaning and handyman tasks. If necessary we can also conduct more extensive interior design services such as flooring/carpet changes, color and lighting changes, and kitchen/bath updates to further highlight the qualities of the property.
There is no charge for this phase. We realize time is definitely money when selling a house so our goal is to return our initial proposal for the staging package to you within a day after the evaluation.
Once we reach agreement on the proposal we can start the installation phase. Our goal is to be able to start installation within 1 week after reaching final agreement on the proposed solution.
Installation
Installation typically takes 1-2 days and consists of delivering the furniture and furnishings specified in the proposal to your property and setting it up in the rooms specified in the proposal.
When you have a confirmed buyer for your property we will remove all the furniture and furnishings prior to close. The de-stage is typically completed within a day or less
The installation and de-stage cost is included as part of the staging package.
Project Management
During the time your property is on the market we will perform upkeep of the stage
