This house has lots of nice features but with no staging it was just a big echoy shell with no soul. 


Even people wanting houses of this size can get nervous in a vacant home thinking it is too big to be their home.  This is not a situation unique to this home but rather for all large homes especially when they have Cathedral/Vaulted Ceilings, Open Floor Plan, and Full Daylight Basements.  We knew the soul was there so our staging choices were made to bring it out.

We feel the profile of this type of house is looking for what we call Boulder County sophistication.

This means the house must have a sophisticated appeal but not so much that it is to the detriment of functionality.

 


Most of the people living in this area are very active, and very creative.  They want the spaces in their home to reflect these traits.  They also work from home at least some of the time, if not full time and they like to entertain.

With the more open floor plans it is difficult to see how the rooms fit together when they are vacant.  Staging shapes the space of the house which helps prospective buyers see the potential of each room individually while at the same time better seeing the whole flow of the house.  Furniture is properly clustered so the prospective buyers can see how the space can be used.

Vacant homes with open floor plans are also very echoy.  Compounding the sound challenges is when the big homes have tile and hardwood throughout.  People visiting the houses know this will change with furniture and accessories but with staging they can get the exact feel for the true sounds of the house.

 

 


Our staging was also designed to bring out potential colors of the house.  Many rooms were white on white.  When you look at these types of rooms when they are vacant it is hard to visualize any enthusiasm with the room.

The colors in our furniture and furnishings were chosen to show the buyers that the rooms can be vibrant even with white on white.  It also gets their minds thinking on what they might do with the carpet and paint to make the house their home.  When prospective buyers are thinking this way it is a good sign that they are seeing a potential home for themselves, not just another house.
